What we say no to
A good night depends on clear limits. These protect guests, owners and neighbours.

- Sound levels that break county rules or disturb neighbours
- Guest numbers above what a property can safely host
How we keep it safe

Some homes suit celebrations and film nights. Others do not. You decide, in writing, and we protect the property.

Events and experience questions
Our core formats are private and invite-only, hosted in properties we manage or at partner venues. Any ticketed public event is run only with the right permits, and we confirm what applies before tickets are sold.
Only at properties whose owners have agreed to events in writing. We show you the eligible homes, the guest limit and the house rules before you book.
A damage deposit and house rules are agreed and signed before the date. We inspect before and after and document everything with photos.
Every property has quiet hours and a sound policy. Residential areas finish early, and sound equipment is only used where it fits the property and county rules.
For most formats two to four weeks is comfortable. For December, Easter and public-holiday long weekends, book as early as you can.
Often yes, subject to house rules, insurance and a quick vetting check. We can also supply vetted partners.
